Price: $35 million

This French Normandy-style new build on 27 private acres in what is known as backcountry Greenwich offers a suite of amenities and luxuries that rival the best country club.

Along with nearly 4 acres of gardens, the estate features an indoor pool, a Har-Tru tennis court and pavilion, a boathouse and frontage on a large private lake, a 250-case wine cellar, a gym, a Kevlar-lined safe room, an elevated gazebo, a new dock, extensive walking paths on the property and direct access to the Greenwich horseback-riding trail system.

“It has exquisite rose gardens, rolling meadows and intimate outdoor spaces,” said listing agent Katie Schaller, of Coldwell Banker Realty.

The owners worked with architect Ralph Mackin and builder Scott Hobbs to get the designs just right, she said. “They wanted to take advantage of the south-facing views of the private lake.”

“They flew all over the country looking at houses,” Schaller said. “They wanted something that was timeless, using the best materials.”

The whole house is built with stone and steel construction, completed in 2020 after a three- to four-year build, she said. “Even the exterior granite is hand-honed.”

The home was listed for $40 million in April 2021, with a price reduction to $37.5 million in July 2022, Schaller said.

The owner “grew up in the West and loves it there,” she said. Once the Covid-19 pandemic took hold, he realized he didn’t have to be so close to New York. They want to keep something smaller in Greenwich, Schaller said.

The entire property, which is known as Topping Hill, is gated and fenced, and includes a long and winding tree-lined driveway, she said. “You feel super-secluded. It’s almost like owning your own park.”

Designer Alexa Hampton did the interiors, and Janice Parker was the landscape architect with the rose gardens by Stephen Scanniello, she added.

Interior architectural details include bronze windows and exterior French doors custom-made by Dynamic Windows, heated outdoor patios and front entrance, limestone-trimmed windows, sound-absorbing and soundproof floors and walls, wide-plank oak floors, wrought-iron and bronze railings on all stairs, plaster walls and ceilings, and automated curtains, shades and retractable insect screens on all of the windows.

From the front door, you step into a grand two-story foyer. “The entire room is oak paneling—it’s just stunning,” Schaller said. “It’s probably my favorite room in the house.”

The large living room has a limestone fireplace, custom plaster moldings and panoramic views of the lake. A south-facing screened porch with a fireplace is just off the living room.

Other ground-floor public rooms include an office/study, a family room, a mudroom and a dining room with oak paneling and upholstered walls.

In the pool area, which is also on this level, all of the doors collapse into the walls in warm weather and the flooring is reclaimed bluestone from sidewalks in the Midwest, Schaller said. Above the 16-by-45-foot heated pool, a bronze custom skylight runs the full length of the room.

The upstairs primary suite features a south-facing private balcony overlooking the gardens and meadows, a walk-in closet, upholstered walls, a meditation room, automated blackout shades and a marble bathroom.

There are five other en-suite bedrooms on the second floor, one of which is over the garage and in a separate area, Schaller said.

The lower level has 10-foot ceilings, a wine cellar, a large gym and a music room.

Stats

The 14,887-square-foot house has six bedrooms, eight full bathrooms and two partial bathrooms. It sits on a 27.19-acre plot.

“It’s convenient to just about everything,” Schaller said. “You’re minutes from the Merritt Parkway and minutes from town” and the commuter train to New York.

The property is also close to the Westchester County Airport and the Greenwich Polo Club, she said.

Back-country Greenwich is the area of town north of the Merritt Parkway.
